There doesn’t seem to be a week that goes by that a new, online, call centre based estate agency opens offering unbelievable services at quarter of the price, implying their service is just as good as the so called ‘expensive’ high street agents.

1. Online Agents are not ‘No Sale, No Fee’

On the face it, a similar service for a quarter of the price sounds fantastic! Who doesn’t want to spend less on agent fees when trying to sell their Stamford or Rutland home? Yes, the fee is lower, but you will have to pay it upfront (or defer it for up to 10 months, but still have to pay) whether your home sells or not.

2. Online Agents’ Hidden Extras

The eye-catching low fees for these call-centre online agents are, on the outside, attractive but when you dig a little deeper you find that the low fee is not all it appears to be.  Add-ons can include paying extra for accompanied viewings, paying extra for floorplans, paying extra to be listed on the main property portals such as Rightmove etc or being forced to use their commission driven surveyors, mortgage advisers or solicitors.

3. Experienced Estate Agents

Call centre based online agents are what they say they are on the tin – ‘online’, and the majority, if not all, of your negotiations and communications will be with the folks in a national call centre.  Do you want the sale of your largest asset handled by someone sitting in a call centre 200 miles away from your home as they attempt to sell, without that all vital local market knowledge? I have to ask how can these online agents can possibly know about your home, the street, school catchment areas, local area planning considerations etc., and its exact locality in Stamford or Rutland.

4. Passion for our area.

If you’re selling your home in PE9 or LE15 it pays to choose an agent with local knowledge of the property market in Stamford, Oakham, Uppingham and the surrounding villages. Will an online call centre rep’ be able to chat to a relocating family about local schools, be able to recommend an architect or local builder, be able to talk about the local community-run charity event, a new shop opening or the latest restaurant or bar? Will they know to share where the footpaths and bridleways are in the village or where the best dog friendly pub is in the area?

You need someone who cares about the reasons why you're moving, who is aware of the local market trends and most importantly, one who is renowned for sensible pricing structures for your area.

 5. Getting the Best Price for Your Home

The High Street agent fee is a huge incentive for them to get it right for you, and right first time.  Here at Pelham James, a market appraisal of your home is much more than a valuation conducted by applying a formula. Our market appraisals is an in-depth, strategic marketing consultation; we meet all of our clients to discuss a realistic market price for your own home and together we discuss a bespoke marketing plan tailored for your specific, individual home.

We never offer to market properties for more than their true market value – a ploy some estate agents do in an attempt to win your property, but beware of this flattery.  The only thing an inflated asking price guarantees is that when your property goes onto the Stamford and Rutland property market for the first time (the most important time), it gets little or no interest as buyers know their prices and won’t be fooled.

Our fee ensures that you receive the very best service from us – it is totally in our best interest to find the most suitable buyer for your home and get them to pay the best price for it, in the quickest time.

If you are thinking about selling your home, call us and see how we can help you move on. We understand the Stamford and Rutland property market and we know how to sell your home effectively and for the best price.
